When Do I need an ESA done on my property?
Usually when an ESA is requested it is because of refinancing industrial properties, selling land for industrial usage, known previous hazardous materials where on the property, and any other situation that warrents an assessment check for any kind of material on your property that you feel may be a danger to the environment and or that could/would cause health issues for wildlife or humans.
How long does the preliminary Transaction Screen Survey take?
Approximately 5-7 business days.
How long does a Phase I take?
Approximately 5-10 business days.
How long does a Phase II take?
At least 14 business days but will be determined by the materials found on the property and any tests that need to be conducted.
How long does a Phase III take?
At least 14 business days but will be determined by the materials found on the property and any tests that need to be conducted.
If i use your W.L.Black And Associates for my Phase I am I required to use them for any other phases?
Since W.L.Black and Associates pride themselves on quality and afforability we will NEVER suggest or demand that you use us for additional phases. You are free to chose any company you are comfortable with to do additional phasing. We have a 95% customer retention rate based on our affordability, reliability and professionalism.
If additional phasing is required, am I liable if I do not take the Consultants recommendation?
Since the Environmental Site Assessment is a legal document, it is admissible by courts. If a Consultant recommends additional testing and or phasing you are not REQUIRED to comply , however if hazardous material/waste is found on the property you may be held liable.
